Optimism for Mackay Property Market

30 May 2014 8:31 AM - Encouraging activity at Kerrisdale

Are we seeing the start of positive changes in the Mackay property market? Encouraging sales activity at the well positioned Kerrisdale Estate indicates a more optimistic mood may be underway in the community. The broader statistical evidence is positive. The Australian Bureau of Statistics (ABS) report Construction Work Done released 28 May 2014 indicates a 6.8% surge in residential building construction seasonally adjusted over the March quarter. Construction in Queensland has now risen for 18 consecutive quarters.

Kerrisdale is a Mackay property hotspot. With a heritage of three generations from one family working the land as a cane farm for well over 60 years, this prime property development is now transforming the gateway to the northern beaches.

The multi-million dollar aged care facility Kerrisdale Gardens located within Kerrisdale Estate is under construction. This facility has been designed to complement the high quality of the surrounding Kerrisdale Estate and will offer a suite of services to their new residents. Some of those new services are expected to be open to residents of the surrounding neighbourhood.

“There is plenty of activity going on here to attract attention and we are very pleased with the positive interest” according to Lawrie Shuttlewood of Kerrisdale Developments.

Coinciding with the recent title registration of the 74 residential lots in Stage 2, three new Display Homes are now open, two more close to completion, and builders are preparing to start on close to a dozen new homes with over half the lots in total already sold or under contract.

“Our existing residents rate the lifestyle Kerrisdale offers as one of their top Likes about living here. In fact some of our renters are now actually buying a block here they enjoy the estate so much” Lawrie went on to say.

Located midway between Mackay CBD and the popular northern beaches, Kerrisdale has easy access to schools, restaurants, medical services and all the other facilities of the Northern Beaches complex.

“A desirable location may be a big factor that places Kerrisdale high up the list for new home buyers”, Lawrie noted, “however our feedback is that word of mouth satisfaction with the relaxed community atmosphere and good old fashioned lifestyle so hard to find these days is a major contributor when people are making one of the biggest decisions of their lives – where to live and raise a family”.

The all-weather paths around the extensive Wetland features are already well trodden by families, dog owners and lovers of wildlife or fishing. Kerrisdale Parkland and Wetlands merge seamlessly with the natural features to the east, McCready Creek to the north and the Golf Course to the south creating a community with desirable city - country lifestyle choices.

“Kerrisdale offers an extra bonus for new home builders in Stage 2” according to Lawrie. “We have been able to ensure that all lots are level, keeping construction costs at bay and so allowing those valuable savings to be diverted to extra features for the home.  Contrary to urban myth, I can also assure everyone that all lots are absolutely high and dry with development levels well above the Council minimum ground level requirements as issued in May 2013, and certainly above flood levels of the record-breaking event of February 2008”.

It is still too early to tell if the positive sentiment and encouraging sales activity at Kerrisdale indicates a flicker of life coming back into the Mackay property market, but it is certainly a welcome sign.
